Role and Responsibilities
• Project Management:
o Charting out the project objectives and plans, setting performance requirements, and selecting project participants.
o Bringing about optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms.
o Implementation of various operations through proper coordination.
o Development of effective communications and mechanisms for resolving conflicts among the various participants.
o Oversee the construction project from start to finish.
o Perform a key role in project planning, budgeting, and identification of resources needed.
o Create the teams, develop the objectives/goals of each and assign individual responsibilities.
o Project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project
o Ensure that construction activities move according to predetermined schedule.
o Devise the project work plans and make revisions as and when need arises.
o Communicate effectively with the contractors responsible for completing various phases of the project.
o Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers.
o Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.
o Maintain strict adherence to the budgetary guidelines, quality and safety standards.
o Periodic inspection of construction sites.
o Ensure project documents are complete.
o Identify the elements of project design and construction likely to give rise to disputes and claims.
o Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.
• Sales:
o Consistently establish customer needs and market opportunities to build teams of acquisition members as needed for customers and projects.
o Act as an account manager for the assigned accounts to ensure customer needs are met.
o Provide knowledge and consulting for a value-based acquisition process.
o Work within financially based decision-making processes and understanding building automations ability to affect short- and long-term costs of operating and maintaining commercial and industrial properties.
• Service Technician – Controls
o Responsible for device testing (end-to-end), program downloading, equipment start-up and operations.
o Effectively documents work performed by completing necessary paperwork on each job to include: entering daily time, detailing scope of service progression, and maintaining an electronic database.
o Capable of hardware installation, software programming, diagnosis and repair of DDC systems at customer locations. Must be capable of performing preventive maintenance, modifications and repairs as outlined contractually or at the customer’s request.
o Willing to participate in company training and self-study to improve and maintain technical proficiency in program platforms.
o Complies with all company safety policies.
• Other such duties and responsibilities as assigned by the Company from time to time.

Qualifications and Requirements
• Minimum 5 years’ experience in project and facilities management.
• Excellent communication skills.
• Good understanding of MEP and/or HVAC building systems.
• Thorough knowledge of legal issues and safety standards is essential.
• Ability to work with both Excel and Word documents
• Prepare and maintain project schedules utilizing either MS Project, Primavera or other Project scheduling tools.
• Prepare and execute commissioning documents for MEP systems
• Ability to plan and organize a team effort.
• Ability to install controls systems (Tridium new or integration – start to customer acceptance).
• Ability to handle multiple projects at various stages of completion.
• Good client management and goodwill building ability.
• Capacity to motivate, lead and boost morale of the teams.
• Effective time management and logical decision-making ability.
• Capacity to handle pressure.
• Willingness to travel extensively across the construction sites.
• Physical Demands: Frequent sitting, occasional stooping, crouching, kneeling, balancing, and climbing. Frequent standing, walking, reaching and gripping. Clear speaking and adequate hearing sufficient to communicate effectively and respond appropriately in-person and/or on the telephone, vision sufficient to read source materials and computer screen data, and repetitive motions for computer equipment use.
• Material Handling: Frequent lifting up to 50 lbs. and constant lifting up to 25 lbs., placing this position in the very heavy physical demand classification (PDC).
• Valid driver’s license and acceptable driving record required.
• Must successfully pass a background check & drug test.

Work Environment: Exposure to weather, extreme heat or cold, high noise intensity level, atmospheric conditions, exposure to electrical shock, exposure to toxic or caustic chemicals, wet and/or humid, vibration, proximity to moving mechanical parts, working high exposure places (job sites) and/or an office environment with conditioned air and bright lights.
